Albanese Org. launches sales at LEED-certified The Solaire
Manhattan, NY The Solaire, located in Battery Park City, has officially launched sales. Overlooking the Hudson River waterfront with direct access to two parks, The Solaire features LEED-certified residences originally designed by Pelli Clarke Pelli, with amenities and select residences reimagined by the renowned COOKFOX Architects, all with captivating views of the parks and waterfront. “As longtime members of this community, we are pleased to have received such a positive response from our current residents and Battery Park City neighbors, many of whom have lived in the area for decades, as we offer residences for purchase at The Solaire for the first time,” said Chris Albanese, president of developer Albanese Organization, Inc.
The Solaire was one of the first LEED Gold high-rise residences in the U.S. when it originally came to market as one of downtown’s most progressively-designed luxury buildings Now for the first time, The Solaire is available to own, with two styles: The Original Solaire Collection and the redesigned COOKFOX Collection. All residences feature oversized noise-reducing Low-E casement windows, and high performance, four-pipe, multi-zone, year-round heating and cooling system with Wi-Fi enabled thermostats. All homes feature washer/dryers, and select residences feature private terraces.
Residences in the COOKFOX Collection feature 5” white oak plank flooring, and kitchens with Italian matte white-lacquered cabinetry and Adamantium Quartzite slab countertop and backsplash and a top-of-the-line appliance package. Primary bathrooms feature honed Montpellier Limestone mosaic floors and a sophisticated combination of Bianco Dolomite Marble and Montpellier Limestone wall finish, with a millwork vanity of limed walnut finish.
The Solaire features several advanced green features which are unique to residential buildings in New York, including its brick and cerulean blue façade of photovoltaic cells, which generates electricity for the building. Built-in infrastructure includes an onsite water treatment center that allows the building to consume only half of the water as a similarly sized building. The air conditioning system includes MERV14 filtration removing harmful pollutants from the interior air, and rainwater irrigation sustains the landscaped green roofs which cool the building during the summer and warm it during the winter. The recent renovations at The Solaire continue the trajectory of its environmentally-friendly history; currently pursuing WELL Core Silver Building Certification. With a portfolio of numerous LEED-certified projects in Manhattan alone, COOKFOX Architects designs with a mission to integrate environmentally responsive solutions into their projects. COOKFOX has a long history in Battery Park City; founding partner Bob Fox led the team that created the 1999 Commercial and Residential Environmental Guidelines for Battery Park City in Lower Manhattan that were later updated by COOKFOX, creating five million square feet of LEED Gold and Platinum buildings in the neighborhood. The Solaire now consumes a third less energy than comparable buildings.
“We were thrilled to have been asked to transform The Solaire – an important landmark of sustainable design in New York City—into a wellness focused residence. Using biophilic design strategies, our interiors team redesigned the public spaces, including re-organizing the ground floor to create new amenities for fitness, socializing, and working with natural materials and enhanced connections to the outdoor landscape,” said Rick Cook, a founding partner of COOKFOX Architects. There are a number of model residences onsite at The Solaire to represent both The Original Solaire Collection and the COOKFOX Collection. Model residences have been designed by Rebecca Robertson of RR Interiors, COOKFOX, and Alanna Albanese Design. Amenities at The Solaire, reimagined by COOKFOX, include a landscaped roof terrace with an outdoor kitchen, dining areas, sundeck and garden featuring stunning views over the Hudson River, a residents’ lounge with catering kitchen and dining area, children’s playroom, and media and game room. In addition to Manhattan’s most picturesque running and biking paths right outside the front door, residents also have access to a light-filled fitness center and training studio with state-of-the- art, interactive training equipment. The lobby will be attended by a 24-hour concierge, and residents will be supported by a live-in resident manager. The Solaire also features on-site parking with EV charging stations, (available at an additional cost,) private storage, bicycle storage, and cold storage. “Battery Park City is a truly treasured Manhattan community, and sought-after neighborhood, as buyers crave green space, walkability, and access to the water. We have had an outpouring of requests for information from our neighbors who crave the opportunity to own a residence in The Solaire,” said Aaron Goed, sales director at The Solaire, from Corcoran Sunshine Marketing Group. Corcoran Sunshine is exclusively handling the marketing and sales at The Solaire.
